For a property owner or manager, HVAC is a business system. A failed rooftop unit means unhappy tenants, lost sales or a vacancy that drags on. Besties HVAC Solutions services offices, retail, restaurants, medical suites and luxury multifamily communities across the Denver metro, with organized maintenance programs, clear reporting and responsive repair.

We bring the same discretion and cleanliness we are known for in luxury homes to occupied commercial spaces, so tenants and customers barely notice we were there.

What we service

  • Packaged rooftop units (RTUs), gas and electric
  • Split systems, heat pumps and ductless systems in offices and suites
  • Multifamily furnaces, condensers and in-unit air handlers
  • Makeup air and exhaust systems
  • Thermostats, controls and economizers
  • Unit turns and tenant improvement HVAC

Preventive maintenance agreements

Most commercial breakdowns are predictable. A dirty coil, a worn belt, a failing capacitor or an economizer stuck open will show up on a maintenance visit long before it shuts down a unit on a 95 degree day. Our agreements are scoped per property, with visit frequency set by equipment type and use: filters on schedule, belts and bearings, coil cleaning, electrical checks, refrigerant performance, condensate lines, safeties and controls. Each visit is documented with findings and recommendations so you can budget repairs and replacements instead of reacting to them.

Agreements can include priority response, after-hours access procedures, and portfolio pricing across multiple buildings or communities. Ask us for a property proposal.

Front Range realities on the roof

Commercial roofs take the full force of Colorado weather. Hail damages coils and cabinets, high winds can lift access panels, and intense sun shortens the life of wiring and seals. After major hail events we inspect and document rooftop equipment so you have what you need for insurance and capital planning. Cold snaps stress heat exchangers and gas trains in RTUs, which is why fall heating checks belong in every agreement.

Larger Denver buildings are also subject to Energize Denver benchmarking and performance requirements. Well-maintained equipment and accurate maintenance records support those efforts.

Multifamily and property management

We work with property managers on routine work orders, unit turns, seasonal startups and resident emergencies, with clear communication and tidy work inside occupied homes. Certificates of insurance are available on request, and we follow your access and notification procedures.

Restaurants, medical and specialty spaces

Some commercial spaces cannot tolerate downtime. Restaurants depend on makeup air that balances kitchen exhaust, medical and dental suites need dependable temperature and filtration, and server or equipment rooms need cooling every hour of the year. We plan maintenance around business hours, keep tenants informed, and recommend redundancy where a single failure would be costly. For rooftop work we follow safe access practices and protect roofing membranes during service.

Reporting you can actually use

Every agreement visit produces a record: what was serviced, what we found, photos where helpful, and recommendations ranked by urgency. Over time that becomes an equipment history you can hand to owners, insurers or a buyer. When units approach end of life, we give you replacement budgets in advance so capital planning is not driven by emergencies.
